“The power of persuasion”
How Mortgage Advice Point worked tirelessly to convince lenders that their client was a ‘safe bet’.
As a conveyancer, Neil is pretty savvy about property purchases. So when he and his wife and young son wanted to upscale from their starter home flat, Neil had done his research and had a good idea of what they could afford.
Neil turned straight to Hemat for his loan, “I’d known Hemat for years, I knew he had access to the whole of market, and I had recommended him to many of my conveyancing clients”, says Neil. “So, of course, it was a no-brainer to go to Hemat ourselves.”
Giving lenders confidence in the borrower
“The absolute best thing about working with Hemat was the way in which he persuaded the lender that we would be a good client and that we could afford what we wanted to borrow.”
It turned out that Neil’s own estimation of affordability was a little ambitious by standard lender criteria. He had not long been with a new company, and his wife had been offered a pay rise but had not yet received it, factors that make many lenders nervous.
“Hemat really knows how the market works, and his skill and knowledge secured us the higher loan amount. He selected the most appropriate lender for us and went above and beyond to make our case. He didn’t just talk to the lenders themselves – he went directly to their underwriters too. They’re the ones who assess risk, and he gave them evidence to make the case that we were a ‘safe bet’. He examined the detail of our employment contracts, and he used that to demonstrate the security of our earnings and give the underwriters confidence in us as borrowers who could afford the loan.”
“My wife and I are in respected professions, but lenders are cautious these days, and it was so good to have Hemat on our side, representing our interests and working on getting us that loan.”
A new fully refurbished home
The result was that Neil and his wife could borrow the amount they had initially estimated and purchase the house they had found and set their hearts on.
As the ‘icing on the cake’, Hemat also recommended a loan product that included a free valuation and a cashback element. This saved valuable cash that Neil and his wife were able to put towards refurbishing their new home.
“Hemat has a great combination of real-world, ‘tell it as it is’ practical advice, alongside unbreakable optimism and positivity”, confirms Neil. He managed our expectations throughout the process, but never settled for anything other than the best he could achieve for us.”
“Every day he’d say ‘Keep the faith, the magic will happen’”, smiles Neil, “and he was right. We’re now in our beautiful new home, and it is absolute magic!”

First Home
“We can choose the colour of our walls”
How Mortgage Advice Point helped one family make their daughters’ dreams come true.
The promise
When Kadir and his wife Elif moved into their rented first floor maisonette 11 years ago, they made a vow to each other. “We promised that our next move would be into our own home”. It was a desire that became even stronger as they welcomed their two daughters, now six and seven.
“The maisonette was okay”, explains Kadir, “but with someone living beneath us, we were constantly aware of the noise that young kids create. We tried to be considerate, but telling children not to run and jump is like telling an adult not to eat or drink. They just can’t do it.”
Developing a game plan
Lots of people told me it was easy to buy a house, but our credit scoring wasn’t great, and I knew we’d need preparation, planning, and above all, some really good help and advice. That’s where Hemat came in.
Hemat helped us develop a game plan for buying our own property. The houses we liked were, we initially thought, a bit out of our reach. But Hemat advised on the income we’d need to prove to get the house we wanted and worked with us to put together all the supporting documentation.
It wasn’t a quick process – from the day we started to the day I got the key was eighteen months. But Hemat was so patient and supportive. He gave us advice long before he made any money from working with us. But we never felt that he would rather be doing anything else but help us get our own home.
Pretty in pink
The best things about being in their own home? “Being able to choose the colour of our walls”, smiles Kadir. “It should be a human right! My girls now have the pink bedrooms of their dreams.”
“The extra space makes so much difference”, continues Kadir, “especially when we’re working from home. In the maisonette, we tried to do zoom calls from the same room as the girls were playing. Now everyone can find their own space.”
Kadir is sure that none of this would have been possible without Hemat. “We are so grateful for his help. This purchase has changed our lifestyle, and you cannot buy this feeling.”
“My girls are happy, my wife is happy”, concludes Kadir, “and that makes me very happy”.

It’s complicated
A pillar amongst professionals
Mortgage Advice point went above and beyond for this family’s creative purchase.
Buying a forever home
Ruhel knows a thing or two about buying property, but when he and his wife Husnara bought their family home, he appreciated the unwavering support he got from Mortgage Advice Point.
“I needed a loan”, explains Ruhel, “but it was a creative purchase, and I needed someone with a different way of thinking. My experience is that mainstream lenders often don’t understand, or want to get involved in, anything other than the most straightforward situations.”
With a family, a need to be close to schools, and a desire to settle, Ruhel was looking for a ‘forever’ home. But he wanted to keep his existing property and rent it out, adding complexity to his search for a loan.
Above and beyond
“Hemat was recommended to me by my accountant”, he says, “and the first thing that really struck me about him was there was no beating about the bush. There was no ‘BS’; he told it as it was.”
“Hemat provided advice, for sure”, explains Ruhel, “but the thing I really valued above all was the way he went above and beyond what a broker would normally do. He educated other people involved in the process – the lawyer, the accountant, HMRC, the Land Registry. There was a lot of backwards and forwards between the different parties, and Hemat was the lynch-pin in the whole process.”
Ruhel’s observation is that many professionals are simply not willing to look at challenges from a different perspective and learn from them. “What we did was not ‘the norm’, not straightforward”, he says, “but with Hemat’s support, we got it done.”
Simply the best
Ruhel, who is a developer by profession, has dealt directly with several brokers over the years and indirectly witnessed how many more operate through the experiences of business partners, family and friends. He’s unequivocal when he says, “Hemat is, absolutely, one of the very best out there.”
“Most brokers walk away once they’ve got you the loan,” says Ruhel, “but not Hemat. He treated the entire purchase as if it was his own home being bought and supported us all the way through.”
“There were plenty of people in this process who were just doing their job; they didn’t really care. But Hemat shone out amongst them because he was different. He was a pillar of strength amongst professionals.”

Managing the unexpected
When a buyer found he was buying two properties, not one, Mortgage Advice Point came to the rescue
One new home or two?
Stuart and his family wanted to move to a bigger place and were delighted when they found exactly the home they’d been looking for. They had decided to keep their existing property and convert that mortgage to a buy to let – but even so, because they had bought and sold before, they were comfortable with the process and felt that they had everything under control.
Then the unexpected happened, and their purchase became anything but ‘business as usual’. They discovered that the house they had set their hearts on was actually two properties. The annexe of the property (a large part of its appeal, for the extra space it gave them) was technically a second house and would need its own mortgage.
“Too hard” – was the reaction of their broker when they explained the situation. “Our broker only wanted to deal with straightforward, easy loans”, says Stuart, “and we were suddenly not in that category.”
Luckily for Stuart and his family, their solicitor recommended them to Hemat at Mortgage Advice Point. “Hemat is definitely not someone who shies away from a challenge”, confirms Stuart. “In fact, he seemed to relish it and really wanted to help us find a solution.”
Tackling the challenge head on
“One of the things that made a real difference”, says Stuart, “was that once he’d whittled down the selection to find the best lender, he didn’t just approach them ‘remotely’ via their web portal – he worked directly with their business development team and made sure they really understood the intricacies of our situation. Because of this work ‘behind the scenes’, priming everything, we were very confident the answer would be a yes before we even put in our formal application.”
Hemat’s approach meant that the whole process became smooth and seamless. Stuart feels that he had someone on his side, really trying to make things work. “If I’d just gone direct to a bank, they would have been working in their own interest. But Hemat was working for me and my family.”
“I can be pretty demanding”, smiles Stuart. “I run a business, and I don’t like dithering; I like working with people who can help me achieve. Hemat did all that.”
“He spent a lot of time listening and understanding our needs. At every step, he explained why he was recommending a particular approach. If he hit a problem, he came to me with a proposed solution. Above all, he never stopped thinking creatively, believing it was possible. Which meant he got the job done.”
A nice problem to have
After being in their previous property for 15 years, the family loves their new home’s extra space.
“My family is so happy with the bigger house”, says Stuart. “Thanks to Hemat, the only problem I have now is finding enough furniture to fill it!”

First time buyer
Moving in together, separately
When one couple needed a loan based on one income only, Mortgage Advice Point secured them the best deal
Single salary mortgage
Winston and his wife wanted to buy a home, but not together. Although they were both going to live in it, they decided that the purchase would not be a joint one. “I already had a property”, explains Winston, “and we decided I would hold onto that and rent it out to tenants. Our new place was going to be in my wife’s name only.”
That did make things a bit harder from a loan perspective, as a lender would be basing an offer on a single income, not joint earnings.
Winston had worked with Hemat of Mortgage Advice Point before and knew that if anyone could ensure they would get the best deal, it was him.
Getting over the line
“Without Hemat”, says Winston, “I don’t think we’d have got over the line. He was there with us right through the process. He provided really useful advice, and when we needed help or wanted to talk things through, I could always pick up the phone and get hold of Hemat.”
Winston first approached Hemat before the couple was ready to buy, and Hemat took the time to understand their requirements in detail. He sifted through the vast range of lender options and found the loan that offered Winston and his wife the best possible option based on the single salary.
Winston takes up the story: “Hemat not only found us a great loan”, he says, “but he helped us with managing the paperwork, which can be pretty daunting. He advised us at every step in the process and worked really efficiently, which mean that we actually secured our mortgage offer pretty quickly.”
The couple, who now have a young child, are happily settled in their new home, and Winston was so impressed with Mortgage Advice Point’s services that he recommended Hemat to his sisters, who were re-mortgaging. “Hemat did the same great job for my sisters as he did for me”, says Winston, “and I’ll certainly recommend him to other family and friends.”
Present and future
“Hemat did a great job and made all the difference to our approach to purchasing”, says Winston. “He provided advice based on the present, but he also took into account my plans for the future and provided suggestions that really opened up new possibilities.”
Winston and his wife are very happy in their home but know that at some point, it will be time to move again.
“When that time comes”, confirms Winston, “I will definitely be calling on Hemat to help us.”
