Bridging Finance

A bridging loan is a short-term loan secured on property, typically anything from 1 week to typically 12 months. These loans are not for the faint hearted. Interest rates can be very high and if you don’t have a planned exit route, you can get yourself into a lot of trouble. 

They do have their place in the market, some reasons to name a few:-

  • Refurbishing unmortgageable or uninhabitable properties
  • Property conversion or renovation
  • Quickly securing a property
  • Purchasing from an auction

Mainly these are used for investment transactions which are not regulated.

There may be a need to secure short-term financing on your new or proposed new home. These could be for:

  • Needing to break a chain
  • Downsizing
  • Wanting to secure a property quickly

These loans are high risk and we make sure that you have considered the risk before you proceed.

Development Finance

Development finance is a short-term finance product that helps property professionals fund property development schemes. Development Finance is used to build, convert, or even refurbish properties.

You can build your home/homes to sell for profit. You may want to build your dream home. You may want to convert offices to new homes or convert other commercial properties to homes, these are the types of loans that you would obtain.
